This project was a major retrofit of a 125 year-old facility, including abatement of hazardous substances without any disruption to the rest of the occupied, functioning school. Our unique solution was to utilize AMP (Architect Managed Project) – our modified construction management delivery method. This allowed us to compress the project schedule by sub-dividing the municipal approvals process into multiple phases thereby ensuring that complex issues with long approvals did not hold up the entire process. AMP also facilitated just-in-time tendering and award of multiple phased construction and fine-tuning of the budget as conceled conditions were uncovered and the project evolved. The success is apparent in the fact that such a complex project was completed on time and under budget.
