Building permit application coincided with the bid period and the Local Authorities having jurisdiction were consulted regarding Part 11 Ontario Building Code approaches to ensure they were in agreement. Award of the construction contract to a pre-qualified general contractor and their pre-qualified mechanical and electrical sub-trades was completed in May 2014, allowing for a pre-construction start up meeting to initiate all long lead order equipment and materials before construction could commence the first week of July. The general contractor and their major trades prepared a project construction schedule that required overtime weekend work through the short duration of the summer.
The general contractor and major trades cooperated fully with the Owner and consulting team to allow fast tracking of site instructions and change orders without critical delays. Proactive and creative team problem solving by all parties resulted in a project that was completed on time and on budget.
