A unique and challenging school site drove the overall design of the school. We were faced with difficult geotechnical issues such as poor soil, loose saturated sand, a very high water table and a high seismic rating.  We built the school using an insulated panel system with high performance glass.  These materials are light and flexible and enabled the school to be built within the site constraints with no load bearing masonry more than 1 storey high. 

One particularly Ministry guidelines state that the entire school site has to meet the Ministry of Environment guidelines in order for a school to be built.  In this instance, a portion of the site did not, which tied up the entire process.  With the help of Peto MacCallum (Hamilton office), we developed a solution that involved subdividing the site.  For instance, a playing field is built to a lower standard so we put a property line around this area and were able to configure the site for the school as a piece of the total property and this met the Ministry standards. We were able to divide the uses of the site to meet the appropriate standards which allowed the building to go forward.
